Where these figures come from: collected from the publicly published price lists of Swiss providers, as of 22 August 2026. Providers who publish no prices — the majority in this market — could not be included. The range therefore reflects the transparent part of the market. It is not a representative survey and not an average, but a reference point for comparing your own quotes.
These items are the most common reason a cheap quote turns into an expensive invoice. The right-hand column shows how RoomView360 handles them — not as advertising, but so that you have a concrete reference figure.

A 3D tour is not a file you receive and file away. It is a hosted service: the model sits on a platform and is delivered through a link or an embedded frame. Platforms typically bill this per active model per month.
The practical consequence is underestimated. When the hosting period ends, the link does not get slower — it becomes invalid. And it does so everywhere it is embedded: the portal listing, the PDF brochure, your own website, the email thread with interested parties. If you used the tour for a property that is re-let two years later, you are left with nothing to show.
So ask three questions of every quote: how long is hosting included, what does renewal cost, and what remains if I do not renew? Still images and a PDF floor plan stay yours permanently — the walkable model does not.
The largest lever on total cost is rarely the unit price; it is the number of appointments. If photography, floor plans and drone footage are commissioned separately, you pay for three site visits, three sets of arrangements and three invoices.
In occupied properties that coordination is regularly the bigger burden, not the capture itself: every additional appointment means another notice, another arrangement and another access risk. Bundling saves not only travel but calendar time until publication — and where a property stands empty, time is the most expensive item of all.
Shops, practices and studios are measured differently from flats — and the main reason is not the capture, it is the Google connection. That costs additional working time: researching and linking the Place ID, selecting images for the business profile, the check after Google clears the tour — and, as a rule, a shoot scheduled outside opening hours so that trading continues. On top of that, a retail floor with shelving, sightlines and back rooms needs more scan positions than an empty room. Together these raise the price per square metre, which is why the area bands for a 360° store tour are tighter: CHF 350 up to 60 m², CHF 690 up to 120 m², CHF 1,190 up to 250 m².
There is also one service that does not exist for residential property at all: publication to Google Maps, linked to the Place ID of the business profile. It is included in all three store packages. If a tour already exists, publishing it afterwards costs CHF 150 — with no new shoot.
The point quotes rarely mention: residential properties cannot be published to Google Maps. Matterport only clears non-residential spaces for Street View publication. Anyone ordering a tour “for Google” while meaning a flat is paying for something that cannot be delivered that way. And in every case an existing Google Business Profile is a prerequisite — without it there is no Place ID to link the tour to.
The standard Swiss VAT rate is 8.1 %. For comparing quotes, however, something else matters: providers with an annual turnover below CHF 100,000 are exempt from VAT liability (Art. 10 para. 2 lit. a of the Swiss VAT Act). Their invoices show no VAT — and give the client no input tax deduction.
For a VAT-registered property manager or agency this means two quotes for the same amount are not economically equal. With a VAT-registered provider the tax is recoverable; with an exempt provider the amount is final. So check whether the quote states a VAT number (CHE-… MWST/TVA) and the tax rate, then compare net against net.

Because “virtual tour” is not a defined scope of work. The same label covers a 360° image sequence made from a handful of shots and a fully measured 3D model with dollhouse view, floor plan and still images. Add differences in hosting duration, post-processing, and whether photos, floor plan and travel are included. Comparing prices without comparing scope usually means comparing two different products.
